Whether you're buying your first home or your fourth, the hard part isn't finding listings — it's knowing what a home is actually worth, what you can realistically win, and what to walk away from. That's the part I do.
A lender confirms what you can borrow. Sellers in this market rarely take an offer seriously without it. If you’re paying cash, proof of funds does the same job.
Areas, budget, must-haves, dealbreakers. I set up alerts so you see matching homes immediately, not after they’re gone.
We see homes together. I tell you what I’d worry about — that’s more valuable than telling you what’s nice.
Price is only one lever. Contingencies, timelines, deposit size and appraisal terms often decide who wins.
Inspections, appraisal, loan conditions, walkthrough. Typically 30–45 days, and I chase every deadline so nothing slips.
General outline only — every transaction differs. Nothing here is legal, tax or lending advice.

I will never send you wire instructions by email. Not for your deposit, not for closing funds, not ever. If an email arrives that looks like it’s from me or from escrow with account details or a change of instructions, it is fraud — even if it looks perfect and appears in a thread we’ve been using.
Criminals watch for homes about to close, then send a convincing email a few days out. The money moves overseas within hours and it does not come back. It is the most expensive thing that can go wrong in a purchase, and it is completely preventable.
What to do: before you move a single dollar, call me on (626) 872-8232 — a number you already have, not one from the email — and confirm the details out loud. It takes a minute. I will never be annoyed that you checked.
